Community Zoning Information Meeting

A lot is happening in Alpharetta, and sometimes it can be hard to keep up with the latest on what private developers are building around town. Wouldn’t it be great to be in the know?

On the second Wednesday of each month, we host a drop-in style conversation for Alpharetta residents to hear directly from developers who have submitted zoning, variance, and other public hearing applications that will soon be heard by the Planning Commission and/or City Council. Held at City Hall, it is an informal opportunity for residents to get information about the proposals and pose questions directly to the developers. This way, residents are better informed and are prepared to share their thoughts and opinions during the upcoming public hearings.

Cases to be featured this month include:


CU-24-07: Between the Trees District
Location:  48 Old Roswell Street and 54 Roswell Street
Consideration of a conditional use to allow a ‘Special Event Facility’ on 1.76 acres in the Downtown. A conditional use is requested to allow a ‘Special Event Facility’ for Between the Trees District which includes the construction of a 2-story, 7,500 square foot event building, re-use of 2 historic structures, an outdoor amphitheater, and an additional restaurant building.


CU-24-09: Wills Park Vet
Location:  1770 Haynes Bridge Road
Consideration of a conditional use to allow an ‘Animal Hospital, Small Animal (Veterinarian)’ on 8.24 acres in the Downtown. A conditional use is requested to allow ‘Animal Hospital, Small Animal (Veterinarian) for Wills Park Vet in the Alpharetta Crossings shopping center.


CU-24-11: Salons by JC Alpharetta Crossings
Location:  11770 Haynes Bridge Road
Consideration of a conditional use to allow ‘Spa Services’ on 8.24 acres in the Downtown. A conditional use is requested to allow ‘Spa Services’ for Salons by JC in the Alpharetta Crossings shopping center.


MP-24-08/CU-24-10: Astara/3300 Webb Bridge Road
Location:  3300 Webb Bridge Road
Consideration of a master plan amendment and conditional use to allow a mental health and substance abuse disorder detox hospital and rehabilitation facility in an existing building on 3.4 acres. A master plan amendment is requested to Pod G of the Preston Ridge Master Plan to add ‘Congregate Housing’ as a conditional use and a conditional use is requested to allow ‘Congregate Housing’ for Astara Health, LLC.


Z-24-13: DRB Group of Georgia/12265 Charlotte Drive
Location:  12265 Charlotte Drive
Consideration of a rezoning to allow for the construction of 42 ‘For-Sale’ single-family detached homes on 36.8 acres. A rezoning is requested from AG (Agriculture) to R-22 (Dwelling, ‘For-Sale’, Residential).


Z-24-14/V-24-22: Pinnacle Pg LLC/Karen Drive
Location:  0, 297, and 315 Karen Drive
Consideration of a rezoning and variances to allow for the construction of 14 ‘For-Sale’ single-family detached homes on 2.68 acres in the Downtown. A rezoning is requested from O-I (Office-Institutional) and C-2 (General Commercial) to DT-MU (Downtown Mixed-Use). Variances are requested from Unified Development Code (UDC) Appendix A: Alpharetta Downtown Code Subsection 2.3.3(G) to reduce the minimum right-of-way width of a local residential street and from UDC Subsection 2.2.6(D) to reduce the minimum lot width in the R-12 zoning district.


PH-24-15: The Gathering/Change of Conditions
Location:  0 Haynes Bridge Road
Consideration of a request for changes to conditions of zoning related to a mixed-use development under construction on 24.75 acres in the North Point Overlay. Changes are requested to the site plan to reconfigure the commercial building layout, remove a parking deck fronting Haynes Bridge Road, allow additional site access from Morrison Parkway, change the height of townhomes from 3 to 4 stories, change the minimum height of commercial buildings from 24’ to 18’, and to clarify that sculpture requirements relate to the commercial certificate of occupancies.


V-24-20: Midwick Property Owner’s Association Fence Variance
Location:  361 Banbury Crossing
Consideration of a variance to reduce a fence setback and increase fence height along the Alpha Loop. A variance is requested to Unified Development Code (UDC) Subsection 2.3.6(F) to reduce the setback for a fence and to increase the height of the fence along a multi-use trail (Alpha Loop).


V-24-21 Christian/204 Marietta Street Setback Variance
Location:  204 Marietta Street
Consideration of a variance to allow for the construction of a 2-story, 14,176 square foot medical office building on 1.14 acres in the Downtown. A variance is requested from Unified Development Code (UDC) Subsection 2.2.12(D) to reduce the front building setback.
